How can I get a copy of our HOA financials?

Financial reports are presented at the Association Board of Directors Meetings.

At the November Association Board of Directors Meeting each year, the Operating Budget for the upcoming fiscal year (January 1 – December 31) is approved, including the monthly assessments for single family and townhome owners. The Operating Budget is mailed to all residents prior to the beginning of the fiscal year.

An Income Statement and Balance Sheet, compiled by Founders Place Certified Public Accountant, is mailed to all residents at the end of each fiscal year.

How much is Founders monthly HOA fee?

What day is trash and recycling picked up?

Recycling and waste collection occur every Monday. During the week of an observed holiday, if your collection day falls on the holiday, your collection will be delayed one day. Your collection day will then return to its normally scheduled day the following week. Please do not put your recycle and waste bins out before 5:00 P.M. the day before collection.

When does the yard waste get picked up? (Leaves, branches, clippings)

All yard waste materials must be placed in separate recyclable bags labeled with the waste program sticker ready for garbage collection by NuWay Disposal on Mondays.

Yard waste season is typically April 1 – November 30.
Grass clippings, leaves, branches, etc. are considered yard waste (no dirt or rock).
By Illinois State Law, yard waste must NOT be mixed with your garbage.
All yard waste must be placed in brown paper yard waste bags with a yard waste sticker attached.
Bags and stickers can be found at most local grocery and hardware stores.
Branches should be cut into 3-4 foot lengths and be no wider than 6 inches in diameter.
Branches can be placed in the yard waste bag or put in reasonable-sized bundles tied with twine or string.
Each bundle must have a yard waste sticker attached.

What should I do with oversized trash? (Refrigerators, freezers, furniture)

When are Founders Place HOA meetings?

Meetings are usually held every third Thursday of the month at 7:00 P.M. and are held at the Village of Frankfort Administrative Building. The December meeting is usually not held unless there is an important issue that needs attention.

When is the next election?

Founders Place HOA’s annual meeting with the election of directors will be held Tuesday, February 13, 2024.
The meeting will start promptly at 7:00 P.M. and will be held at Frankfort Village Hall.

What is the HOA’s responsibility vs. Homeowner’s responsibility?

Founders Place Homeowners Association is responsible for all common areas and our individual owners are responsible for their own townhome or single family home. Please contact Schrank & Associates, Inc. for any specific questions or concerns.
